Commercial roofing is a different animal from residential work. The roof deck is usually concrete or metal, the slope is minimal, and the membrane — whether EPDM, TPO, or modified bitumen — has to handle standing water, foot traffic, and thermal movement that shingle roofs never see. When we start, we do a full inspection first. We look for ponding water, blisters, punctures, and exposed fasteners. We check the flashings around HVAC units, roof drains, and parapet walls — that's where most leaks start. Then we give you a straight answer: repair, overlay, or tear-off. If the existing membrane is still sound, a recover can save you thousands. If it's delaminating, wicking moisture into the insulation, or showing end-of-life wear across multiple fields, a tear-off is the honest call.
The process is methodical. We protect your building with tarps and plywood over delicate areas. We tear off in sections, so your business stays open. We inspect the substrate for rot, decay, or corrosion — a wet deck will ruin a new roof in five years. We install self-adhered base sheets, then the membrane, with staggered courses and proper laps. Every seam gets hand-sealed. Every fastener is ring-shank or approved for the deck. We back-nail where needed, and we never overdrive a screw.
We handle storm damage too. A Nor'easter can peel back a TPO seam or pound a metal roof with hail until the coating flakes. We've seen granule loss on modified bitumen, splits along the ridgeline, and metal panels that buckled under snow load. We document everything for insurance, work with your adjuster, and get the roof dried in fast so water stops seeping into your ceiling tiles.
